Scope it. Bid it. Build it.

Scope it

We walk the space and measure what is actually there, not what a plan says is there. You get the job written down line by line before a price is attached to it.

Bid it

A number against that written scope, so you are approving a document rather than a conversation. If it is not on the bid it is not in the price — and if opening a wall changes something, you hear it as a decision with a number attached.

Build it

The work in the order that puts the hidden things first, because those are the ones that are expensive to revisit.

  • Demolition and any structural work, inspected before it is closed.
  • Plumbing, electrical and mechanical rough-in, inspected.
  • Finishes: flooring, cabinetry, tile, trim and paint.
  • Final inspections, punch list walked with you, site left clean.
Before You Send It

What to tell us, and why it helps.

None of this is required. Every detail you can give us is one less thing we have to assume, and assumptions are what make a first number move later.

  • The room, and what you want changed about it. "Bathroom" tells us a little. "Bathroom, we want the tub out and a walk-in shower in" tells us what the job actually is.
  • Rough measurements. Pacing out a room is fine. It tells us the order of magnitude before anybody drives anywhere.
  • Photographs. Wide shots beat close-ups. What is around the room usually matters more than the room.
  • When you want it done. A date tells us how to sequence it. "No rush" is a real answer and a useful one.
  • Anything already drawn or permitted. If there are plans, an HOA approval or a permit already pulled, say so — it changes the path.
  • Whether anything has to keep working. One bathroom in the house, a kitchen you cook in nightly, a storefront that stays open. This shapes the schedule more than any other single fact.

One thing worth saying plainly: we do not do roofing. If that is what you need, we would rather tell you now than take a call that wastes your afternoon.
